Low income housing is intended for households that have lower incomes in comparison to the annual median income in a given area. Typically, to apply for this type of assistance, you must go through the federal government and many major cities offer assistance to people with low incomes.
There two main types of these programs, so it is important to understand the income requirements and documentation requirements for low income housing. Varying requirements for this assistance should also be considered, as these make eligibility for the programs differ based on location.
Types of low income housing
There are two primary types of government assisted low income housing programs, known as public housing and the Section 8 program. The United States Department of Housing and Urban Development (HUD) oversees and implements both of these initiatives. Local housing authorities (HA) manage public housing units in a given area, which they rent at prices that are affordable for households with low incomes. The Section 8 program offers vouchers to low income families to cover the difference between a family’s budget and the maximum rent for a given area. Maximum rent is calculated by HUD.
Income requirements for low income housing
HUD determines precise, location specific qualifications for low income housing every year. Units are offered to families or individuals with annual incomes at 30% (extremely low), 50% (very low), and 80% (low) percent of the median income in a given area. Generally, as long as you fit into one of these three classifications, you will receive eligibility for public housing. In order to qualify for Section 8 assistance, your annual earnings must equal less than 50% of the median income in your area.
Documentation requirements for low income housing
HUD requires low income housing applications to provide verification of earnings. You can submit recent pay stubs and IRS tax returns to satisfy this requirement. If you are accepted for assistance, HUD will review your documents every year to determine your eligibility. Additional HUD documentation requirements include reporting family size and proving citizenship or legal resident status in the United States. When you provide personal information to HUD, you agree that this information is true and accurate so that HUD may make accurate eligibility calculations.
Varying requirements for low income housing
Based on the specific circumstances for a given area, a local HA may be able to adjust certain criteria and preferences. These varying requirements mean that receiving eligibility for low income housing in one area does not make you automatically eligible in another area. For example, the low income figure in San Francisco, CA is considerably higher than the figure for other areas in the state due to high rental prices.
You must also keep in mind that receiving eligibility for low income housing does not guarantee a spot in a public housing or Section 8 unit. A local HA grants housing to eligible individuals, couples, and families as it becomes available. Depending on the area, the demand for assistance may be quite high, which can result in long wait times.
